Some investors prefer to participate in individual development projects where capital is deployed into a clearly defined opportunity with a structured development plan and exit strategy. Others work with Monarch on a longer-term basis, allocating capital across multiple projects as suitable opportunities are identified.

Projects may be structured in different ways depending on the opportunity and the investor’s objectives. In some cases Monarch is retained to identify opportunities and manage projects on behalf of investors. However, where appropriate, many projects are structured through joint venture partnerships.

This joint venture approach forms the foundation of many of the projects we undertake. By partnering alongside investors within the development itself, both parties remain aligned with a shared objective — to maximise the success and profitability of the project. Unlike a traditional project management structure where fees are earned regardless of outcome, a joint venture ensures that Monarch’s involvement is directly tied to the performance of the project.

Once an opportunity is secured, Monarch manages the development process from acquisition through planning and construction to final disposal. This includes coordinating architects, planning consultants, engineers, contractors and other specialists required to deliver the project.

Throughout the process Monarch maintains oversight of the project delivery and budget, ensuring decisions are made strategically while managing programme, risk and overall project delivery.
